Blaine Glidden is requesting a Special Exception under Article 1.4.1, Section K Accessory Dwelling Unit of the Zoning and Land Use Ordinances in order to construct a two-bedroom Accessory Dwelling Unit (ADU) on the left side of a newly reconstructed detached garage. The proposed ADU will meet all requirements for a detached ADU. The existing home and ADU will be served by a proposed new septic disposal system; the septic system design has been approved by NH DES. Tobin Farwell, Farwell Engineering Services is requesting a Special Exception in accordance with Article 1.7.1 Non-Conforming Use, Lot, or Structure of the Zoning and Land Use Ordinances in order to demolish an existing garage that is non-conforming to the side yard setback requirements and construct a new replacement 36 foot by 24 foot expanded footprint garage that comes no closer to the property boundary than the existing garage. The new garage would come within sixteen and a half (16.5) feet of the easterly side boundary at its closest point, which is eight and a half (8.5) feet closer to the side boundary than current ordinances require, but slightly farther from the side boundary than the existing non-conforming garage. Mark and Judith Whitcher are requesting a Variance to Article 1.4.1, Section A of the Zoning and Land Use Ordinances in order to allow the creation of a new lot by subdivision with less than the required frontage.
