Please be advised that the Strafford Board of Adjustment will hold a public hearing on Thursday, February 17, 2022 at 7:00 PM at the Strafford Town Hall concerning the following applications and any other business which may properly come before the Board.

Case Number #432: Robert and Priscilla Wilcox are requesting a Variance to Article 1.4.1 C and to Article 1.4.4, Section 3 of the Zoning and Land Use Ordinances in order to construct a new 22 foot by 36.9 foot 2-story 2-bedroom home with a walk-out basement and a 5 foot by 19 foot exterior deck near the shore of Bow Lake. The new home would come within 49.4 feet of a structure on the abutting property to the northeast, which is up to .6 feet closer to the structure than current ordinances require. The northeasterly side of the proposed new home would come within 10.1 feet to 12.1 feet of a wetland, which is up to 39.9 feet closer to a wetland than current ordinances require; the entire home would be located within the wetland setback. The septic tank for the new home would come within 30 feet of the wetland where 50 feet is required, and the septic system leach field would come within 50.6 feet of the wetland, which is up to 24.4 feet closer to a wetland than current ordinances require. Steven Laro, Trustee of the Steven R. Laro Revocable Trust of 1997 and John Copher, Trustee of the John W. Copher and Jeanette B. Copher Revocable Living Trust are appealing an administrative decision of the Building Inspector dated December 28, 2021 in the Notice of Denial issued in response to the most recent set of plans filed as part of a building permit application submitted by Robert and Priscilla Wilcox for proposed construction at their property located on Lake Shore Drive. The applicants allege that the Wilcox application failed to provide adequate information to identify all variances required and that additional variances are required. Kenneth and Stacy Whelan are requesting a Variance to Article 1.4.1, Section C of the Zoning and Land Use Ordinances in order to demolish an existing structure and construct a new 28 foot by 26 foot, 3-bedroom home with a 6 foot by 22 foot porch on an existing non-conforming lot. The new structure would come within 23.2 feet of the northeasterly side boundary and within 14.3 feet of the rear boundary, which is up to 1.8 feet closer to the side boundary and up to 10.7 feet closer to the rear boundary than current ordinances require.
